isn't necessary in renting properties. We believe the repair standard for a rental property should be
Dry, Clean and Safe. Rental unit repairs need to be safe and meet building codes, yet not be done in such a way that cost exceeds benefit. The following are some examples of ways to keep costs to a minimum.
Create a path from the main entry point of the house to the kitchen and/or back door using durable materials such as tile or laminate and leave remaining areas to be carpeted at 12 feet wide or less. WHY? Hint: carpeting comes in 12 foot rolls and tenants rarely take off their shoes at the front door.
Avoid making alterations to the property that require permits. Restore the property to its original, as-built condition. WHY? Hint: demo is cheaper than building.
Replace broken windows by taking the inner frame(s) to a glass shop and having glass cut to fit the opening. WHY? Hint: stucco and drywall take a lot of time to repair.
Purchase appliances used for 1/3 to 1/2 the cost of new.
Most toilets can be refurbished with $20.00 rebuild kits and an hour of labor.
